The feature article on the front page of the San Antonio Express News yesterday bemoaned the struggles buyer’s face in the current hot market. With a record low inventory of homes available, buyers are forced to rush to judgment on the purchase of a home. They are making hasty decisions before forming a deep emotional connection to a property. When issues start to arise over inspections, financing, appraisals, etc., many buyers are simply not that committed to the deal. Buyer’s remorse may make it easier to bail out on a contract.
Staging is the art of shooting Cupid’s arrow straight to the heart. The National Association of Realtors 2015 Survey found that almost a third of buyers (28%) are more willing to “overlook property flaws” when the home is staged. Since the majority of the current demand for homes falls in the $200,00-and-under range, luxury homes do not have the…um…luxury of high demand. Create an irresistible ambiance that pulls at the heart-strings and causes buyers to fall head over heels.
